بازآفرینی بافت‌های تاریخی با تاکید بر رویکرد توسعه‌ی میان‌افزا؛ مطالعه موردی: میدان کاه فروشان تبریز

چکیده
درپی رشد فزاینده جمعیت شهری و افزایش تمایل به استفاده حدکثری از زمین های شهری، در بافت های مرکزی بویژه بافت های تاریخی و فرسوده، ساخت‌وسازهای نامتجانس همراه با بی‌توجهی به اصالت زمینه و هویت تاریخی بوفور یافت می‌شود. در چنین شرایطی اتخاذ رویکردی چون میان افزایی که ضمن حفاظت از بافت و حفظ ارزش‌های تاریخی ، زمینه توسعه و بهره مندی از ظرفیت های بافت را فراهم آورد، از اهمیت ویژه ای برخوردار است پژوهش حاضر با هدف استخراج مولفه و معیارهای توسعه میان افزا با تاکید بر بستر مطالعه و ارائه راهبردهای میان‌افزایی در بازآفرینی بافت تاریخی میدان کاه‌فروشان تبریز انجام شده است. این پژوهش از نوع کارکردی و به روش توصیفی تحلیلی و مبتنی بر مطالعه موردی انجام پذیرفته است و در راستای جمع آوری اطلاعات از روش های کتابخانه‌ای-اسنادی و مشاهدات میدانی-پیمایشی استفاده شده است.پس از تبیین مدل مفهومی پژوهش در ابعاد کالبدی، عملکردی، اقتصادی و حقوقی ، معیارهای پژوهش با بهره‌گیری از مدل SWOT و امتیازدهی وزن‌دار، نقاط قوت، ضعف، فرصت و تهدید محدوده شناسایی و مورد تحلیل قرار گرفت. یافتههای پژوهش نشان میدهد که وضعیت بافت تاریخی میدان کاه فروشان در میان چهار حالت تدافعی مدل SWOT واقع شده است،بدین ترتیب راهبرد های تدافعی با تاکید بر حفظ اصالت و هم پیوندی توسعه با بستر تاریخی کاهش ضعف‌های عملکردی ، کاهش تعارضات منافع توسعه نظام حقوقی مداخلات و تقویت اقتصاد محلی با محوریت گردشگری فرهنگی تمرکز ارائه گردیده است.

Regeneration of Historic Urban Fabrics with an Emphasis on the Infill Development Approach; Case study: Tabriz Kah-Foroushan Square

Rapid urban population growth and the increasing demand for intensive land use have led to the widespread construction of incompatible structures within central urban areas, particularly in historic and deteriorating fabric, often disregarding contextual integrity and cultural identity. In this context, adopting an infill development approach that simultaneously preserves the historic fabric and enhances its functional and spatial capacities has become essential. This study aims to identify the key components and criteria of infill development, with an emphasis on contextual adaptation, and to propose infill-based strategies for the regeneration of the historical fabric of Kahforoushan Square in Tabriz. The research adopts an applied, descriptive–analytical methodology based on a case study approach, utilizing both documentary library sources and field observations. Following the formulation of a conceptual model encompassing physical, functional, economic, and legal dimensions, the identified criteria were analyzed using a weighted SWOT model to evaluate the strengths, weaknesses, opportunities, and threats of the area. The findings indicate that the historical fabric of Kahforoushan Square falls within the defensive quadrant of the SWOT framework.
